Annual checks, tenant handover records, and how to prove reasonable maintenance in a dispute.

Step-by-step checks
- Keep a per-property register. Make, model, serial, install date, and last-service date for each appliance.
- Annual visual checks. Cables, seals, connections. Photograph and file.
- Gas Safety Certificate. Annual, statutory. Keep the CP12 record for two years.
- Tenant handover. Provide manuals and note any known quirks in the inventory.

- Gas: statutory annual check by a Gas Safe registered engineer.
- Smoke and CO alarms: check on tenancy start and record it.
When to book a repair
Whenever a tenant reports a fault; and annually for gas-connected appliances regardless of reports.
